These are the questions homeowners in the mountain communities and southern Kern County ask most often when they call. Every answer starts with the answer.
Shut off the water at the house valve, or flip the well pump breaker if you are on a well. Keep power off to any room with wet outlets. Move what you can carry out of the wet area, open the cabinet doors, and take photos of everything before anything is discarded. Then leave the wet materials alone.
Usually worse than the puddle suggests. A split pipe that ran for days on a pier-and-post cabin soaks the subfloor, the insulation, and the crawl space. Frozen pipe cleanup starts with how long the water ran, then meters every room and the space under the floor.
Not yet. Subfloor, framing, and drywall hold moisture long after the surface feels dry, and a closed-up cabin in winter does not dry on its own. Structural drying runs air movers and dehumidifiers by the readings until the materials reach their target.
Nobody on this site can tell you what your policy will pay. Many policies cover sudden losses such as a burst pipe, but some treat a frozen pipe in an unheated or vacant home differently, and gradual leaks are often excluded. Ask the crew to document photos, readings, and a scope for your adjuster.
It should be. Water that goes through a subfloor ends up under the house, where it stays cold and damp. Crawl space water extraction pumps out standing water, then checks the joists and the underside of the subfloor with a meter before drying equipment goes in.
A roofer stops the water. The inside is a separate job. Roof leak water damage work dries the insulation, the ceiling, and any wall the melt ran down. Do not stand under a sagging ceiling, and do not poke it.

Turn off every fixture and watch the meter, or listen for the well pump cycling with nothing running. If it keeps moving, water is going somewhere. Leak detection narrows down the line before anyone opens a wall or a floor.
Drying and cleanup do not need a permit. Replacing drywall, plumbing, or electrical usually does. On the mountain that is Kern County Public Works, with an office in Frazier Park. Cities like Taft, Arvin, and Delano run their own desks. The provider pulls permits when the rebuild needs them.
Call. Damage in a seasonal home has usually been there longer than anyone realizes, and the drying plan changes when nobody is on site to keep the heat on and the doors closed. Tell the crew how often the house is occupied and how you can be reached.
This site does not quote prices, and a provider cannot either until they have taken readings in the home. The scope depends on the source, how long the water sat, and what it reached. Ask for a written scope before work begins.
